It’s been a bit now since the Waterproofing Project was completed at Dunes Club Villas and I didn’t want the year to run out without a “Thank You” on behalf of our owners for a job well done. I don’t think any of us anticipated how complicated the project would actually become but we all persevered and completed it. Based on everything we can tell at this point, the work done on the project was correctly designed and performed and we have a much improved system for keeping our garages dry. The major rain events, including Hurricane Matthew, which have rumbled thru Amelia Island since CPS rolled off haven’t resulted in any water intrusion to our garages. The lawns look quite good as does the landscaping which was done. So, all in all, a great result. My thanks to Jim for adjusting as required to get things done. I also appreciate his cooperation when I felt the need to rework timelines, resources etc to limit the impact on our owners.

As you noted in the Subject line I want to single out Rocky Mohammed. He came on-line when the project was at a low ebb and was a terrific addition. I found Rocky to have a great feel for how all the parts fit together, the importance of being available to communicate with us and being willing to consider our opinion. He would patiently listen, agree when he felt it appropriate to do so and in those instances where we needed to understand why our approach wasn’t necessarily warranted would explain why the CPS way was the right way. He was unfailingly professional, easy to communicate with and gave me a sense that he liked what he was doing, was pro-CPS but also liked us as clients. In short, a terrific on-site rep for a client who needed a little hand-holding as we tried to bring the project home. My thanks to Rocky from all of us who worked with him. My guess is that he figured I forgot that I was going to comment to folks at CPS regarding his performance. Perhaps better late than never, Rocky!

So, thanks to CPS for standing by their original agreement, Jim for hanging tough when it got tough, and Rocky for bringing us home in one piece. My best wishes to each of you and your families for a great Holiday Season.

The Marina Tower Condominium Association would like to recognize Ariel Moreira and his crew for the great work performed in our recent concrete rehabilitation project. His ability to perform the work while keeping open communication with other contractor’s schedule, updating me regularly, protecting the outside property and keeping the inside units protected from concrete dust and debris made the project run smoothly. This work ethic and workmanship, gives the Association the confidence of having Ariel and his crew back to work in our building.

Tony, Barry and Joe are some of the most professional, dedicated, and commited guys I've ever had the pleasure of working with.

Never once have I ever asked for something to be done and it was anything other than "yes". If I asked for an update it was always a direct, accurate and honest evaluation. If one of them made a mistake they stood right up, took responsibly and immediately worked to resolve the issue.

Having done what they do, I know this is a direct result of the knowledge they have 100% support and empowerment from you and Matt. That's makes all the difference in the world.

Through the course of this project, one of the tougher I've been a part of, they have each been a pleasure to work with.

Dear Shawn,

I wanted to send you a letter about Jonathan Samiento. CPS and yourself should feel privileged and proud to have an employee like him.

I had the great pleasure to work with Jonathan during the patio restoration project at our St. Pete Regional Office. Jonathan had a great work ethic and seemed like he really enjoyed what he was doing. He is a great person with a very likable personality. Anytime I had a question or issue, he always followed up with me very quickly. If he didn't have the answer, he always found the answer in a very reasonable timeframe. I never had to think twice about asking him again. In the Facility Management business, it always helps to not have to ask the same question twice. Jonathan was very thorough and detailed with his answers and explanations. I felt early on during this project that I would not have to worry about the patio restoration from a managing standpoint. I cannot express how much that meant to me. I have managed many projects and I rate Jonathan as one of the top project supervisors that I have had to deal with.

When we had a chance, Jonathan and I talked about our business backgrounds. I told him not to change anything he does because I appreciated it, Dex Media appreciated it and I guarantee other customers will feel the same. I also told him to always learn at least one thing from each project and apply it to the next one. I have always done this and it helps a lot. I only wish we had more Jonathans in Florida. We always hear the “negatives” that take place in our job environment, so it’s really nice when you have a person like Jonathan and get to write a positive letter.

I would definitely recommend Jonathan to oversee any future projects here at the ballpark or anywhere else.  His professionalism, communication, organization and overall handle of the job were to the highest of quality.  I greatly appreciated working with him on this project.

The Sunset Bay Townhomes community was last painted over 7 years ago so the Board of Directors (BOD) was searching for a company that could not only restore the buildings to their original beauty but waterproof them for this Florida environment.  Our management company, Innovative Community Management Services, played a large part in guiding the BOD in this endeavor.  Several companies were on our short list but we settled on Complete Property Services (CPS) based upon the research that was done.

After 5 months, CPS is approximately two-thirds of the way towards completion.  From the HOA President's (my) perspective, the results to date have exceeded my expectations.  All the comments from residents thus far have been very positive and the workers have been very courteous and professional in their interactions.  The project is on schedule and the painting has significantly enhanced the community's appearance.

I would, particularly, like to acknowledge the effort that Jonathan, the foreman, has put forth on this project.  He has been a pleasure to get to know and work with these past several months. As a respected leader of his team, he has been very efficient and effective in managing the work and extremely professional in his interactions with the residents.

Unfortunately, I will be unable to see the project's completion until I return later in the year.  But, I look forward to seeing the results knowing the CPS project is in good hands.  On behalf of the board, I would like to commend CPS Management and their team of workers for the great job they are doing.

The Wolf Group and Owner’s Representative (br Construction Management) would inspect all but (1) Drop.All made possible by the communication of your on-site CPS Team Leader. Direct telephone calls, updating progress, estimation of drop completions. This allowed critical schedule for drop inspections and Tenant Notices of balcony access.The protection and care taken with our buildings was outstanding, I received nothing but praise for the on-site team members. We also receive high praise from the Model T Building Property Mangement with the care take at there roof.I want to take this oppertunity to single out team member for outstanding efforts.• Jonathan Bavis for his outstanding daily surpervision of crews and communication for Tenant Notice and Drop Inspections with br Construction Management.• Shawn Kuhn for his oversite, coordination, scheduling of crews, materials, equipment, and Product Inspection with Dow Corrning.• Jane Hoback taking the extra step of creating Draw Invoice helpful to Southwest Properties Accounting Department not accustom to using AIA forms.

The Westin Atlanta Airport enthusiastically recommends Complete Property Services for any hotel renovation projects you are doing. They are competent, thorough and a pleasure to work with.
During the past three years, we hired CPS to manage our $22 million full hotel renovation project and our $1.2 million project to convert and old, tired restaurant into a beautiful all-purpose meeting room. The hotel renovation included all 500 guestrooms and suites, the corridors, all 23,585 square feet of meeting space, the lobby, restaurant and outdoor entrance. The restaurant/meeting room conversion included the replacement of five load-bearing columns with two steel I-beams.
During both of these projects, CPSA ran them as if they were part of our company. They consistently demonstrated empathy for guest concerns and listened to what our needs were.
